Yes, on-site parking is available for an additional fee. We offer exclusive garage parking for added convenience.
Each monthly installment payment includes your fully furnished apartment with private bedroom and bathroom, access to high-speed Internet, pest control, water/sewer, and access to our on-site amenities, such as our fitness center, spa, and luxurious clubhouse. Electricity is not included but is billed directly on your resident account for your convenience.
Yes, every resident must have a guarantor. The guarantor must be at least 25 years old, make 3x the rental amount, and pass a credit screening.
If you do not have a guarantor, you can instead qualify through the LEAP Program. For students, you can automatically enroll and pay an additional fee with each of your rental installments. For non-students, you would need to enroll through LEAP at LeapEasy.com and pay a one time non-refundable fee.
Our housing contracts are installment contracts meaning there is a base housing contract amount for the entire term that is then broken down into 12 equal installments. Our housing contracts follow the academic year, beginning in August at the start of the school year and ending in July.
With Individual Leasing, YOU are only responsible for YOUR (or your student's) rent. You aren't liable for your roommates' rent at all! Unlike the traditional lease, if your roommate transfers, graduates, or fails to pay their rent, it does not affect you or your elase. College students have enough to worry about with an individual lease you have one less thing on your plate!
We offer roommate matching! Each resident completes a detailed roommate lifestyle questionnaire. Topaz then matches residents who are most compatible based on their responses. If you have requested roommates, you can list them on your application and as long as we have availability, we will match you together.
